Our preferred loan size ranges from $100,000 to $5,000,000.
The LTV on most of our loans will be in the 50-65% range, meaning we will only finance up to 65% of the total value of the property. It is possible to get an LTV as high as 70% in some instances, but we’d need to be comfortable that the market for the property in question is robust and on the incline.
Typically our loan term will not exceed 2 years. We have found that this suits our borrowers since private money is more expensive than conventional financing. Refinancing through a traditional lender is one of the most common exits that our borrowers use when paying off their loan. Extension clauses can be inserted into the loan documents that allow the borrower to lengthen the loan term beyond the maturity date, but we will examine each situation on its merits before making this determination.
Our rates today generally range from 10-15%. Rates vary, however, depending on to the LTV, property type, property location, and borrower.
Our origination fees are typically 2-5 points.
